Building advisory

The right location and lease are not enough – the premises must work in practice. We are the tenant’s building adviser.

Once the lease is signed, the landlord presents a decision schedule with tight deadlines. The tenant must quickly decide on everything from layout and technical choices to lighting, colours and security. Without structure and control, this phase gets stressful and expensive.

Our advisers stay ahead of every decision point, give clear advice, follow up the lease and minimise the risk of costly changes and delays.

Questions we help clients answer

  • Do the premises meet the contracted technical requirements – sound, light, air?
  • What quality should we expect when the spec says ‘good quality’?
  • How much should we be credited when we opt out of items in the spec?
  • What should add-ons and changes cost?
  • How do we secure a good handover – and what does our maintenance duty mean?

Hydroscand
«Our experience with Realia as a partner was a positive one. We had one contact person who brought in the expertise needed at each stage. For Hydroscand, the expertise Realia could provide was essential – everything from technical building to legal support. Realia is a fully independent tenant adviser that inspires trust. What matters in a process like this is bringing in an adviser from day one and using them all the way until the lease is signed. That gave us confidence.»
