Lease renegotiation
Leases are often signed for many years at a time, while the market can shift quickly. A strategic renegotiation can give you better terms, more flexibility and lower costs – without moving.
We analyse the lease, benchmark it against the market and negotiate on your behalf. You keep a good relationship with your landlord – and negotiate from a position of strength.
Are you paying more than market rent?
- What is today’s market rent for our premises?
- Can we extend the lease on better terms?
- Do we have the flexibility to scale up or down?
- How do we best position ourselves before renegotiating?
- What is market practice for rent-free periods or discounts on renewal?

«Aibel is very pleased with how this process was carried out and would recommend it to other companies. The greatest value of engaging FMG Realia has been the adviser’s knowledge and experience – and that the company can also follow up in the next phase of the project.»

Frequently asked questions
When should we start renegotiating?
Ideally 12–24 months before the lease expires. The earlier you start, the more leverage you have – and alternative premises can be used as a bargaining chip.
Can’t we just renegotiate ourselves?
You can, but landlords usually hold more market data and experience. A professional adviser gives you a much stronger starting point – typically resulting in lower rent and more flexible terms.
What can a renegotiation cover besides rent?
Lease length, extension options, space adjustments, service charges and operations, flexibility as needs change, and allocation of maintenance responsibility.
