Lease renegotiation – how to secure a better deal

As a lease nears expiry, it’s tempting to renew on the same terms. A passive approach can be costly.

Markets change, your needs evolve and lease terms can quickly become unfavourable. Renegotiation is about using the moment to secure better terms, more flexibility and better-suited premises.

What can be renegotiated?

  • Rent – a level that reflects the market
  • Flexibility – a shorter term or expansion options
  • Space – premises that fit today’s needs
  • Responsibilities – who covers maintenance and fit-out

Timing is everything

We recommend starting 12–24 months before the lease expires. Wait too long and your options shrink – while the landlord gains the upper hand.

Why use an adviser?

Landlords usually hold more market data and experience. The result can be accepting terms that could have been better – which, sadly, we see often. An independent adviser brings market insight, negotiating strength, objectivity and an efficient process.

What a renegotiation can deliver

  • Lower rent or fixed service charges
  • More services included – cleaning, operations, parking
  • Options to expand, reduce or upgrade
  • A shorter term or more flexible notice terms
  • Clear maintenance responsibilities

Realia is 100% independent – we own no buildings and have no ties to landlords. Our only goal is the best possible terms for you as the tenant.
